Landlords’ Right to Inspect Tenants’ Rooms Clarified by Rent Commissioner

Landlords have the legal right to enter tenants' rooms for inspection, as clarified by Rent Commissioner Frederick Opoku.

According to Ghana Web, Opoku emphasized the legality of this practice during his appearance on Adom FM's Burning Issues programme on May 11, 2026. He reiterated that while landlords can inspect their properties, they must provide tenants with adequate notice in advance.

Opoku's remarks address concerns from tenants who believe that unannounced visits by landlords could infringe on their privacy. Additionally, some tenants have reported that landlords impose extra charges based on the number of items in their rooms, occasionally resulting in threats of eviction. Landlords argue that regular inspections are essential for identifying damage early and safeguarding their properties from deterioration. They maintain that these inspections allow them to detect any potential destruction in the tenants' rooms.

Opoku pointed out that many tenants neglect proper maintenance of rental properties, suggesting that regular supervision could help preserve facilities and mitigate property damage. He emphasized that landlords must exercise their right to inspect properties, rather than allowing tenants to potentially cause harm. Destruction of property, he explained, constitutes valid grounds for eviction if the landlord can provide clear evidence of the damage.
