Accra’s Costliest Neighbourhoods Highlight Stark Real Estate Divide

Accra: Imagine finding your dream home, then learning that one month's rent costs more than some people earn in a year. In parts of Accra, that is the price of living close to embassies, business centres, top schools, and luxury estates.

According to Ghana Web, Accra's real estate market presents a stark contrast in living costs, especially in its ten most expensive neighbourhoods. Cantonments, known for its embassies and homes rented by diplomats and executives, tops the list with houses advertised at an average monthly rent of GHS71,000 and apartments around GHS34,000. Notably, one house commands a staggering GHS954,000 monthly rent, skewing the area's average.

Airport Residential Area, favored for its proximity to the international airport and major company offices, sees 783 listed apartments averaging GHS40,136 per month. Ridge, encompassing North and West Ridge, is valued for its older homes and central location but remains pricey due to limited land availability, with apartments averaging GHS35,831 monthly.

Labone offers a blend of residential tranquility with commercial access, averaging GHS33,412 for its 174 listed apartments. East Legon, larger and more diverse, provides options ranging from small apartments to gated estates, with listed houses averaging GHS47,560 and apartments GHS20,406 per month.

In Trasacco Valley, known for its large homes and private facilities, the average rent is GHS43,033. Dzorwulu, transitioning from a quiet residential area to a hub with company offices, averages GHS22,225 for apartments.

Adjiringanor attracts those seeking newer houses and gated developments, with 254 listed houses averaging GHS28,285 monthly. Osu, bustling with shops and central to the city, offers lower averages at GHS10,363 for apartments.

Lastly, Airport City, dominated by offices and hotels, also provides serviced apartments, with larger homes in the area renting for an estimated $2,500 to $4,000 monthly.

These figures reflect landlords' asking prices, with actual payments varying based on negotiations and specific housing agreements. Even within the same neighbourhood, rents can vary significantly, underscoring the unique dynamics of Accra's housing market.
